Inaccessible Areas During Home Inspections

There are so many things to remember when you are purchasing a new home. It is easy to forget this or that when it seems like you have to remember one billion details about the process. This is why agents are great. They will help you through most of this stress. However, there is occasionally a bump or two in the road. One such bump that hinders the home inspection process is the lack of accessibility.

Home inspectors visually survey the home. If we cannot get to an area that is blocked by furniture, locked, or turned off, then we cannot inspect that item. In order to provide a thorough report that reveals the full story, we must be able to access what we need to inspect.  We need to flush the toilet and run the sink water to check for drain or leak issues. We need to turn the lights on to see if they are functioning. We also check the range to make sure all burners are lighting and we run the dishwasher to make sure it is cycling. These are important items for you as a home buyer to know about.

Imagine if we were unable to enter the attic. Most of us park our cars in the garage daily.

inaccessible attic

In this photo we see that the attic entrance is in the garage. However, we were unable to enter the attic because the car was parked beneath the entrance. This is a crucial element in the process as we can check for many areas of concern: structure, leak, pest, HVAC, and even insulation levels. None of those items would get inspected if we couldn’t get to them.

InterNACHI – the Internationl Association of Certified Home Inspectors – holds specific standards. The standard states, “The inspector is not required to move any personal items or obstructions, such as, but not limited to, throw rugs, carpeting, wall coverings, furniture, ceiling tiles, window coverings, equipment, plants, ice, debris, snow, water, dirt, pets, or anything else they might restrict the visual inspection.”  As a member of InterNACHI, we adhere to this standard. Our priority is to provide the most detailed and thorough experience for each client. So, it is imperative that we are able to access areas of the home while there.

Immediate Results with IR Scan

IR_0315 About 35% of heating and cooling is lost through the roof, according to energy experts, and walls, windows, and doors can also contribute to air leaks. What this translates to for you – is higher energy bills as your heating and air system struggles to keep up.

So how do you know if you have air leaks?

Unless you want to stumble around your home with a lit candle to see if it flickers at every window, door, or vent, it may be best to invest in professional services that provide Thermal Scans.

With his camera, the Atlanta home inspector  can determine the source of your moisture woes by providing a non-destructive, immediate result service. The camera sees and measures heat signatures. Therefore, moisture will appear as a different color on the camera enabling the inspector, David Lelak to locate the source.
Don’t tear down any walls, Don’t pull up the floor. Let the thermal imager find out what is inside first. Just like an x-ray shows us what bone is broken, the IR will show us energy descrepancies. The same Thermography is also used to monitor equine health conditions.

Cluttered Gutter Maintenance tips with the Atlanta Home Inspector, David Lelak

How often do you clean your gutters? It is not uncommon for the Atlanta Home Inspector to find cluttered gutters, particularly this time of the year. There are many reasons to clear the gutters of debris. Not only will the curb appeal increase, but the overall integrity of the home can be enhanced.

It is a good idea to schedule regular maintenance and up-keep on your home’s gutters. Here are a few pointers to consider when tackling the task:

Ensure that you have a stable ladder before beginning and a bucket or garbage bags to collect the mess. Scoop the debris from the gutter either by hand or with the aid of a garden tool. Sometimes it is difficult to remove sticks or thick dirt clods from the gutter. If necessary, use a hose to wet down the goop. Take care to not damage the gutter in the process. The hose can also help to flush out the downspouts. Again, be cautious. Don’t turn the water pressure to full-blast, or there could be a catastrophe when the downspouts and gutters crash to the ground! If you are comfortable walking on the roof, the cleaning process can be achieved from above the gutter, using a leaf blower. This is typically the method that professional gutter cleaning companies use.

Whether or not a professional is hired to clean the gutters, isn’t important ~ the main objective is that they are cleared by someone on a routine basis so that the build- up of muck doesn’t cause damage to the home. The debris can dam-up the gutter making water spill over the sides, leaking onto the home’s siding, or into the roof. It can also attract myriads of bugs and allow spoors to grow.

Not Everyone Can Walk on a Roof

Not everyone can walk on a roof. Let’s face it,  some of us suffer vertigo, Acrophobia, or are just plain chicken.  However, at IHI Home Inspections  great pride is taken in roof top walking. Some home inspectors do not walk the roof. This means that they can only report those details that are seen from the ground.  Here is a little hint… if it isn’t seen, then it isn’t put into the Inspection Report. Think about this for a moment – let’s say there was a hole the size of a quarter in a rooftop vent boot. This might sound like a very nit picky issue if you do not understand the consequences of this find. The significance, is that water, debris, and any other outside element, can get into this boot, and onto your roof, or into your attic. The water damage will  cause your roof to rot. Do you suppose that a home inspector standing on the ground, would see such a detail?  This is a little scary if you are buying a home. Make sure you and your real estate agent know your home inspection options before it is too late.

Do You Have a Clogged Dryer Vent? A Brief Discussion with the Atlanta Home Inspector

When your clothes dryer turns off, are your clothes still wet? Do you have to cycle your dryer two or three times to get the job done? These are common occurrances when your dryer vent is clogged. During an Atlanta home inspection, make sure that this issue is checked. If your venting system exceeds 25 feet and/or has a 90 degree angle in it, the chances of clogging are higher. When the vent clogs, it causes other major issues with the operating system of your dryer. It can also lead to a potential fire hazard if not cleared.

Another thing to consider, one that the Atlanta Home Inspector has seen, and included the picture of here, is that vent placement will also effect the performance of your appliance. In this photo the vent is not far enough out of the side of the home to properly do its job. Make sure when installing or having one installed, that it is measured and placed in the appropriate place for maximum performace.

With Safety in mind, IHI Home Inspections provides a detailed, thorough investigation of your home. Computerized reports and friendly service can be expected. Whether you are having a new home inspection, renovation, or routine maintenance call David Lelak at IHI Home Inspections. 404-788-2581

Hey, We Could Use a Little Support Around Here!

In every movie there is always a hero or heroine, who is the main character of the story.  Throughtout the plot the character’s life unfolds and we learn their entire story. However, the story would not be as interesting without the supporting character roles. In most movies, it is the supporting cast that actually allows the star to shine.  While the Atlanta Home Inspector doesn’t have much spare time to watch movies, he does have time to understand the importance of a supporting role.

A Supporting Role that May Fall Flat!

Calculations are a very important process, if not the most important process of the building experience. It is imperative that the locations of all deck support posts be determined in advance. As in any equation, variable must be taken into consideration. By knowing the land, the building materials, the weather and the use for structure, the proper supports can be utilized.   As in this picture, it is obvious that someone did not take any variables into consideration… the result… a supporting rold that may fall flat!    Ensure your family’s safety by having the Atlanta home inspector  investigate your home from the topmost of the roof to every nook and cranny underneath the home, the inspector will provide your family peace of mind – and help you find the house that you can call home! Do us a favor if you or someone you know is about to buy that perfect home, please recommend us to them. A Home Inspector in Atlanta, Ga also a Mystery Detective?

Standing for 84 years, the house had been home to different families from different walks of life. Writers, Historians, Moms and Pops had tread the hardwoods and shared many of life’s lessons within the cottage walls.  The charm and character of the place remained in tact, in fact, the new owners fell in love at first sight.  One could say that the walls even spoke to them in tones that beckoned a new life and the promise of new adventure in a once upon a time railroad town.  Underneath the paint, behind the built-in bookshelves, and beyond the original fireplace stone, there loomed another story. A story that still remains untold. A story of Joseph Simco, Bronze Star recipient; A story of Benjamin Quillen, Medic, forever carved in stone.

Who were these souls? What remains is a carving of name, rank and heroism,  life and death, etched and tucked away underneath an Atlanta area home.  As the words indicate, they were not from Georgia. How did this gravestone, a foundation of one’s life, become a structural foundation? Symbolic, indeed. Mysterious, nonetheless. Speculations will never write the complete story. Imagination can only serve to create a new chapter in this storybook home.

Research will be the only key, to unlocking the history and mystery of this home.

Under the Umbrella With the Atlanta Home Inspector

Atlanta Home Inspector

It is raining cats and dogs today! Even though, it is lousy weather, we are still inspecting homes. However, the rain does make some of the Atlanta home inspection aspects interesting. For instance, roofs can get slippery or air quality tests can be compromised. Rest assured we will find a way to be as detailed and thorough as possible.  I could go on and on about the inspecting process, but with the weather as it is, I found myself pondering umbrellas. Yes, my mind does tend to wander occasionally ( although not during inspections or the reporting process, mind you)!

We use umbrellas all the time. We even see them used in a popular insurance company’s tv advertising. According to dictionary.com there are 5 definitions of umbrella  if the word is used as a noun.  There are 2 definitions if the word is used as an adjective. Don’t know about you, but what I really want to use an umbrella for, is to keep me dry. That being said… I found some interesting facts about umbrellas and decided to share them with you.

Since their invention over 4000 years ago, umbrellas have seen several changes. Having originally been developed to shade people from the sun, they are now most commonly used to shed water.  The European ladies got excited about the parasols and started using them in the 16th century. It was not until about 30 years later, that the trend caught on with the gentlemen, and then, only after a famous Persian traveler and writer had popularized the usage of umbrellas.  Interestingly enough, the first umbrella shop, called “James Smith and Sons” opened in 1830 at 53 Oxford Street, London, England, and remains at that same address today.

Over time, different materials have been used to craft umbrellas. Everything from wood, whalebone, alpaca, oiled canvas and paper have been used. For the handles, ebony was popular. However, the use of steel became the most popular in 1852.  It wasn’t until an entire Century later that the collapsible umbrella was introduced.

You might ask, what does any of this have to do with being a home inspector. I might just reply nothing. But, you see, that’s not entirely true. Home inspectors can be compared to umbrellas, according to definition four … “any general kind of protection.”   That is precisely what we do. We protect you from making an uninformed decision.

Why a Home Inspection in Atlanta is a Good Idea

During a recent home inspection in Wellesley Subdivision Atlanta, GA, David Lelak is silhoutted against a neighboring home.

http://www.ihihomeinspections.com/

Puchasing a home is one of the biggest investments that people make in their lifetime.  It is not something that most people enter into without research, time and consideration. Just as you wouldn’t purchase the first car you see without learning all about whats under the hood or marry the first date you have without spending the time to get to know that person, you also wouldn’t want to buy a house without knowing what is beyond the front door!   A home inspection is a service that is provided to clients buying, selling, or renovating their homes. An inspector will view and report on everything that is visible to them at the time that they are present in your home.  An exterior and interior investigation will occur.   By walking the roof, areas that cannot be seen from the ground can be found. This is helpful, in that what might seem like a small hole, rip or tear, could be the cause of a major issue inside of your home.  Why risk not knowing what could be in store for you when the next rainstorm happens?  Also, by entering crawlspaces, basements, and attics, the inspectors can determine if ther are any problems structurally.   Various services can be provided by your home inspector. Thermal scans, Radon monitoring, appliance Recall chek and exterminating services can help you be a better informed home owner. The more attention to detail that is given, the more secure you can feel. By revealing issues upfront, the inspection report should contain detailed information that will allow you to be a knowlegeable home buyer or home seller.  The best service that an inspector offers is peace of mind.    Your agent will more than likely provide you with a list of recommended inspection companies. They can usually guide you in the direction that will be best for your needs. Ask them who they recommend most and why. This will also provide you with enough information to find a thorough inspection company.  Most agents will also explain to their clients the need for a home inspection. The decision however, is in the client’s hands.    Home inspections are a good idea because they reveal and report any unseen or otherwise unknown issues in a home. They provide a picture of not only the exterior, but also the interior of the home. Explanations can be provided regarding how to fix or maintain certain findings. The most important reason for an inspection, is to provide you, the client, peace of mind.

Is your Canton Home Inspector Above the Gutter?

Above the Gutter

Your home doesn’t stop at the gutter, so why should your home inspection!  Have you ever hired a home inspector who did an excellent job around the perimeter of your home, and even a pretty decent job on the interior inspection? Then, he packed up after about an hour or so, and dashed away to some other appointment. If he didn’t spend at least a good three hours or more at your home, chances are he was not very detailed, thorough or spending any amount of time on your roof.
If your home inspector did not point out blisters, punctures or wrinkles ( I do mean on your roof – not on you) then he did not walk the roof. These are items that can only be seen from the rooftop.

Wrinkles are found on your shingles when there is movement between the roof decking, and perimeter. Flashings will wrinkle because of this movement, form a tunnel-like opening and water will spill down into your home. Shingles that are cracked, torn or curled can also be detected by walking the rooftop.  It is also common to find bald spots and accumulation of granules in the gutters. While on the rooftop, the inspector can also check for the proper amount of nails per shingle.   It may seem picky to some, because the present situation does not include any leaks. However, with preventative measures, future problems can be averted.

The Next time you need a home inspected, make sure you hire an inspection company that is above the gutter.

A manufacturers defect, known as wrinkling, weakens the shingle and allows an easier route for water.
