Existing Home Sales Approach Bull Market Territory

  • Foreclosures sold at an average discount of 22% to market value
  • Short sales sold at an average discount of 13% to market value
  • Together, foreclosures and short sales accounted for 32% of all home sales

Clearly, “distressed homes” remain a large part of the U.S. housing market.

Furthermore, in its report, the real estate trade group also noted that one-third of homes under contract to sell nationwide succumbed to contract failure last month. That’s up from 9% one year ago.

Contract failure occurs for a multitude of reasons, most notably homes appraising for less than the purchase price; the buyer’s failure to achieve a mortgage approval; and, insurmountable home inspection issues. December’s high failure rate underscores the importance of getting pre-approved as a buyer, and of buying homes in “good condition”.

For today’s home buyer in Canton , December’s Existing Home Sales figures may be construed as a “buy signal”. Home supplies are dropping and buyer demand is rising. This is the basic recipe for higher home prices ahead.

Don’t know about you, but what I really want to use an umbrella for, is to keep me dry. That being said… I found some interesting facts about umbrellas and decided to share them with you.

Since their invention over 4000 years ago, umbrellas have seen several changes. Having originally been developed to shade people from the sun, they are now most commonly used to shed water.  The European ladies got excited about the parasols and started using them in the 16th century. It was not until about 30 years later, that the trend caught on with the gentlemen, and then, only after a famous Persian traveler and writer had popularized the usage of umbrellas.  Interestingly enough, the first umbrella shop, called “James Smith and Sons” opened in 1830 at 53 Oxford Street, London, England, and remains at that same address today. 

Over time, different materials have been used to craft umbrellas. Everything from wood, whalebone, alpaca, oiled canvas and paper have been used. For the handles, ebony was popular. However, the use of steel became the most popular in 1852.  It wasn’t until an entire Century later that the collapsible umbrella was introduced.
