In the past, clients who chose to build new homes were concerned with specific details that would help them maintain a steady resale value down the road. For instance, the average styles, textures, and colors were requested, which reflected the trends of the time. However, we all know that trends come and go; think bell-bottoms, big hair, and bobby socks all of which were trendy to different eras and cherished by different generations. Today, the top priority of new home construction clients may surprise some, because it is not about color variation or popular appliance brands. It isn’t even about how pretty the house looks when seen from the curb.

According to the NAHB Housing and Economic Policy Group, a 2012 survey indicated that the home buyers’ top priority was energy efficiency. What were the two most requested items on new construction homes? Energy smart windows and Energy Star appliances. What were the least requested items in new constructions? Laundry chutes, wine coolers, and outdoor kitchens (Kavjian, M., Aug. 2013. NAHB. Best in American Living.).

Foreclosure Filings Down 19 Percent In One Year

Foreclosures Per Capita January 2012 

Foreclosure filings fell 19 percent last month versus one year ago, says foreclosure-tracking firm RealtyTrac. It’s yet one more signal that the U.S. housing market may have already climbed off its bottom.

According to RealtyTrac, a ”foreclosure filing” is any one of the following foreclosure-related events : (1) A default notice on a home; (2) A scheduled auction for a home; or, (3) A bank repossession of a home.

In looking at the January 2012 figures :

  • Default Notices were down 22% from January 2011
  • Scheduled Auctions were down 19% from January 2011
  • Bank Repossessions were down 15% from January 2011

On a monthly basis, however, the numbers weren’t so promising.

Default notices and scheduled auctions were mostly unchanged, but bank repossessions rose 8 percent. The rise in bank repossessions is likely because 2010′s robo-signing controversy has been rectified at the state and lender level.

This trend toward more bank-owned homes is expected to continue through 2012.

As in most months, January’s foreclosure activity was geographically concentrated. Nevada led the nation in Foreclosures Per Capita, followed closely by California. 13 states fared worse than the national average of 1 foreclosure per 624 households. 37 fared better.

The difference in foreclosure frequency among the two groupings was stark :

  • Top 13 Foreclosure States : 1 foreclosure per 435 households, on average
  • Bottom 37 Foreclosure States : 1 foreclosure per 5,101 households, on average

North Dakota had January’s lowest foreclosure rate nationwide. Just 1 in 63,500 homes was in some form of foreclosure in North Dakota last month.

As a first-time or seasoned buyer in Canton , Canton foreclosed homes can be enticing. They’re plentiful and cheap. However, just because a foreclosed home can be bought for a “steal”, that doesn’t mean it’s worth buying. The process of buying a foreclosed homes is different from the process of buying a non-foreclosed home.

The contract-and-negotiation process may be different with a foreclosed property, and Atlanta foreclosed homes are often sold “as-is”. This means the home you buy at auction could be run-down and defective to the point where it’s uninhabitable.

The Atlanta Home Inspector Has A Clean and Healthy Dishwasher

 Most people today own a dishwasher. Even the Atlanta home inspector has a dishwasher that has to be cleaned and maintained. A few years back someone  suggested that the orange drink mix Tang would help to clean out your dishwasher. Although the Atlanta home inspector has not tried this method, others   have, and boast that it does work. If you cannot purchase Tang or would rather use a different method, check out the suggestion below!

How to clean a dishwasher

You’ll want to periodically scrub and disinfect your dishwasher so that it remains  clean and healthy, and so that your dishes stay that way, too. Curb the breeding ground for mold and mildew growth spurred on by food particles and soap scum.

Here’s how to clean your dishwasher :

  1. Remove all racks from the dishwasher. Wash with dish-washing detergent and set aside to dry. 
  2. Mix 1 part vinegar with 4 parts very hot water into a spray bottle.
  3. Spray the mixture on the dishwasher seal and anywhere else you see discoloration, mold or mildew.
  4. Scrub the affected areas with a non-abrasive scrub brush.
  5. Replace racks in the dishwasher.
  6. Fill a small, dishwasher-safe bowl with white vinegar and place on the top rack.
  7. Without soap, run the dishwasher at the highest temperature setting available.

Then, after performing these steps, you find that your dishwasher still has an “odor”, or if mold or mildew remnants remain, immediately pour 1 cup of baking soda on the floor of your dishwasher, and run the cycle a second time at the highest temperature setting available.

If your mold/mildew problem persists, you should check the dishwasher’s drain line. If it’s kinked, water may be unable to drain and will pool at the bottom of your dishwasher — a mold-breeding situation.

You should also check the food trap at the base of the dishwasher for too-large-to-drain pieces of food.

A good dishwasher will last years with proper care and maintenance. Keep yours mold- and mildew-free.

It is raining cats and dogs today! Even though, it is lousy weather, we are still inspecting homes. However, the rain does make some of the Atlanta home inspection aspects interesting. Yes, my mind does tend to wander occasionally ( although not during inspections or the reporting process, mind you)!

We use umbrellas all the time. We even see them used in a popular insurance company’s tv advertising. According to dictionary.com there are 5 definitions of umbrella  if the word is used as a noun.  There are 2 definitions if the word is used as an adjective. Don’t know about you, but what I really want to use an umbrella for, is to keep me dry. That being said… I found some interesting facts about umbrellas and decided to share them with you.

Since their invention over 4000 years ago, umbrellas have seen several changes. Having originally been developed to shade people from the sun, they are now most commonly used to shed water.  The European ladies got excited about the parasols and started using them in the 16th century. It was not until about 30 years later, that the trend caught on with the gentlemen, and then, only after a famous Persian traveler and writer had popularized the usage of umbrellas.  Interestingly enough, the first umbrella shop, called “James Smith and Sons” opened in 1830 at 53 Oxford Street, London, England, and remains at that same address today. 

Over time, different materials have been used to craft umbrellas. Everything from wood, whalebone, alpaca, oiled canvas and paper have been used. For the handles, ebony was popular. However, the use of steel became the most popular in 1852.  It wasn’t until an entire Century later that the collapsible umbrella was introduced.

You might ask, what does any of this have to do with being a home inspector. I might just reply nothing. But, you see, that’s not entirely true. I am purchasing a new construction home, should I get a Home Inspection before I move in?
